As a leaseholder you are a valued member of our community. Two resident leaseholders sit on the CTH Management Board and leaseholders now make up about one third of all CTH residents.
In brief, what you do in your own home is up to you providing it is kept for residential use only and does not negatively affect your neighbours, CTH or the community as a whole.
You are entitled to the quiet enjoyment of your home without interference from your neighbours or the landlord and you are directly responsible for you own and your guests’ actions which must adhere to community regulations with respect to noise, parking, anti-social behaviour and rubbish disposal etc.
You have a shared the responsibility with the freeholder (CTH) for your property and for the housing services you receive. You must inform CTH in advance of any significant change of circumstances e.g. alterations to your home, moving out and subletting etc., but consent cannot be reasonably withheld. You must of course keep your home including any outside spaces in good condition.
CTH is responsible for the upkeep of the shared utilities, communal areas and structural elements not included in your lease and must maintain overall buildings insurance. In return, leaseholders are expected to pay service and other legitimate charges regularly and on time. CTH has to ensure that the level of these charges has been arrived at reasonably and you are entitled to see the appropriate documents to confirm this.
